Diamond Valley Cottage Rentals
These Terms & Conditions form a binding agreement between the Guest and Diamond Valley Cottage Rentals (DVCR), owned and operated by Kendall and Billie Jane Leckie.
By completing a reservation, you agree to all policies outlined below.
1. Booking & Payment
A reservation is confirmed once payment is received and the Guest agrees to these Terms.
Payment Schedule
Bookings made more than 30 days prior to arrival:
• 50% of the total rental amount is due at the time of booking.
• The remaining 50% is due 30 days prior to arrival
Bookings made more than 30 days prior to arrival:
• Full payment is required at the time of reservation.
Failure to remit payment by the due date may result in cancellation of the reservation.
2. Cancellation Policy
All payments are non-refundable.
We strongly recommend purchasing travel insurance to protect against unforeseen circumstances.
Reservations are non-transferable.
3. Security Damage Waiver (SDW)
A $45 non-refundable Security Damage Waiver is required for all direct bookings.
The SDW provides coverage for accidental damage up to the stated policy limit. It does not cover intentional damage, unauthorized pets, excessive cleaning, or violations of house rules.

4. Maximum Occupancy
The number of guests must not exceed the stated limit for the property.
Overcrowding is grounds for immediate termination of the reservation without refund.
5. Good Neighbour Policy
The property is located in a residential waterfront community.
Guests agree to:
• No parties, large gatherings, or events
• No excessive noise
• Quiet hours from 10:00 PM to 8:00 AM
• Respect neighbours at all times
Zero tolerance policy for disturbances. Violations may result in immediate eviction without refund.
6. No Smoking
The cottage is strictly non-smoking.
Smoking inside the cottage will result in additional cleaning and deodorizing charges.
7. No Pets
No pets are permitted at the property.
Unauthorized pets will result in immediate termination of the stay without refund.
8. Check-In & Check-Out
Check-in and check-out times are provided in your confirmation email.
Late departure without prior approval may result in additional charges.
9. Property Condition & Maintenance
The cottage is provided in clean, turn-key condition.
Guests agree to:
• Leave the property in reasonable condition
• Clean outdoor cooking equipment after use
• Report any issues immediately
No refunds will be issued for issues that can be reasonably addressed during the stay.
No refunds will be issued for weather, insects, power outages, internet outages, neighbourhood activity, or other circumstances beyond Owner control.
10. Water Equipment & Waterfront Use
Guests may use provided water equipment (paddle boat, kayaks, canoe) at their own risk.
Life jackets must be worn at all times while using water equipment.
The dock is shared with the property owners.
Guests accept all risks associated with waterfront and equipment use.
11. Liability Waiver
Guests assume full responsibility for their safety and the safety of all members of their party.
Diamond Valley Cottage Rentals and the Owners are not liable for accidents, injuries, or loss of personal property during the stay.
12. Lost & Found
Items left behind may be returned at the Guest’s expense plus a handling fee.
Unclaimed items may be donated after 14 days.
13. Termination of Stay
Diamond Valley Cottage Rentals reserves the right to terminate a reservation immediately if:
• House rules are violated
• The property is misused
• The Guest becomes disruptive
No refund will be issued in such cases.
14. Governing Law
This agreement is governed by the laws of the Province of Ontario, Canada.
